Notice of cancellation must be in writing. Your advance payment is refundable provided that the cancellation is received 90 days or more prior to your arrival date. There is a non-refundable $150 cancellation fee that will be applied to your refund. Cancellations made less than 90 days and more than 30 days prior to arrival, will forfeit 50% of the full amount due (for the entire reservation). Cancellations made less than 30 days prior to the arrival will not receive a refund.
Refunds are not given for inclement weather, road or airport closings, late arrivals, or early departures. Changing a reservation in any way, such as dates or property, is considered a cancellation and the same terms apply.
**These are the reasons we encourage the purchase of Travel Insurance.**
If mandatory evacuation of the island is ordered by a Governmental Agency, refunds will be prorated based on the nights left of your stay. Only those nights affected by the mandatory evacuation are eligible. If a hurricane occurs prior to your arrival, and we are unable to provide you with accommodations, refunds will be issued to the reservation holder.

**Folly's Best Rentals reserves the right to cancel any reservation that we believe violates this policy in any way. **
For the safety of all our guests, the maximum number of occupants allowed is listed in the property description. The maximum occupancy must not be exceeded at any time, this includes gatherings at the property and guests that are “visiting” and not actually sleeping at the house. Please choose a property large enough to accommodate all members of your group. When making reservations, please provide the total number of adults and children.
**Remember everyone over the age of 1 year old, counts!**
Linen service is provided. All beds will be made with fresh sheets. Each guest will be provided with 1 bath towel, 1 hand towel, and 1 wash cloth. In addition, 2 kitchen towels will be provided per property. If you believe you will need more towels, they are available for a fee of $5.00 per set.

There is an included damage waiver that protects minor unintentional damage that is reported to our office. However, should the guest not report damages prior to their departure or should Folly’s Best Rentals deem the damage to be intentional, the guests will be charged for the repair, replacement and/or cleaning. All of our properties are non-smoking. Some prohibit smoking anywhere on the premises, including on the deck. Evidence of smoking in a property will incur a fine of $500.
If available we do allow early check in and late check out. Each is available for a 35.00 fee and allows check in at 2pm and check out at 12pm. We do limit these based on scheduling, so please book early if this is something your party anticipates needing!
To secure a booking we do require 1/2 of your stay value down. The remainder would be due any time prior to 30 days before arrival. If you are booking a stay within 30 days of arrival, the full stay value would be required to book.
Charleston is about 15-20 minutes away from Folly Beach dependent on traffic and exact location on island.
